Anything to watch out for?
Rooms are 'minimalist' but that is the style of the villa and we like it that way.
An established surfing resort with a very 'cool' vibe. The resort offers great beaches, good shopping, a lovely lagoon and plenty of activities (surf, golf, tennis, cycling, sailing & more).

Owned by surfing and golf enthusiasts, Villa des Roses is equipped and presented to a high standard. The fixtures and fittings are all of a high standard and the clean, unfussy style works very well.
Dominated by the vast open-plan living room which incorporates a lounge and dining area. The room is cool and light, benefiting from a tiled floor which is much appreciated in summer. There is access to the gardens and pool area too. There are two large sofas plus an attractive solid oak dining table.
In the living room is a 46" plasma TV screen with DVD player.

The kitchen/utility room includes all the essential appliances - washing machine, dryer, microwave and dishwasher.
Please beware that the staircase requires care with young children as the steps are relatively steep and open in places. Young children will need supervision.

The swimming pool is protected by electric cover to comply with safety regulations. It is 10m x 5m with a depth ranging from 1m to 2m. There are corner steps to the shallow end making the pool suitable for young children to enjoy. Conveniently, the pool house has a shower and WC. Eight sun-loungers are available.
There is an outdoor dining area and table (for 8). BBQ and plancha (hot plate) are provided.
In total, the plot is 1400m2 including the pool and gardens. The lawn is very well maintained and the mature gardens have a variety of shrubs, flowers and trees. It really is a very pleasant location, and the roads in this residential quartier of Hossegor are mostly named after flowers or trees. There is an automatic sprinkler system to keep the lawn in good condition.

The villa is situated on the Avenue des Roses, a quiet, leafy residential road. This thin stretch of land between the lagoon and ocean is Hossegor's premier residential location. It's less than10 mins walk to the ocean-side beaches, the nearest being La Graviere, one of Europe's premier surf spots. It's approximately 2 mins walk to the lagoon beach, Sable Blanc, at the Lac d'Hossegor. There's sandy coves here, picnic spots and watersports. This is an excellent, safe bathing area, ideal for younger kids when the ocean surf is looking formidable. And it's less than 15 minutes' walk to the town centre - an easy level walk for the daily morning ritual of visiting the boulangerie. Hossegor (pronounced "oz-gor") is in the Sud Landes area of south west France, not far from Biarritz and Spain. The area is dominated by a superb summer landscape of ocean, lakes and pine forests.

The local region of Sud Landes is typical Aquitaine - endless stretches of sandy beaches buffeted by the Atlantic ocean, vast pine forests punctuated by the occasional lake and criss-crossed by a network of cycle trails.
Capbreton and Hossegor are neighbouring seaside towns which between them offer an appealing contrast. Hossegor is the more famous, largely through its surfing heritage. It's a 'feelgood' place offering boutique shopping, great bars, nightlife and restaurants, world-famous surfing beaches, casino, and a lovely golf course plus a beautiful lagoon for safe bathing.
Like most of the south west coast, the area is something of an outdoor playground. Take your pick from surfing, canoeing, sailing, diving, fishing, cycling, tennis, horse-riding and golf to name a few.
Golfers will enjoy the local course, the 1930s-built Golf d’Hossegor. The traditional club house is also a delight. A short drive up the road is Seignosse, a water and forest monster of a course ranked in Continental Europe’s Top 50. There are other great courses within 45 minutes drive including Moliets and several around Biarritz.
Hossegor regularly holds major surfing competitions; the whole Aquitaine coast is a perfect venue for surfers but here, the presence of an offshore hollow in the sea-bed gives the waves here that extra edge. If you don't fancy a go yourself, just sit on the sea-front with a drink of your choice and watch the surfers ride to shore. Surfing visitors will also want to visit the outlet centre at Soorts where the major brands have factory stores selling boards, accessories and clothing.
Cyclists can enjoy the many safe forest tracks that connect between the towns along the coast. Sailing enthusiasts should head for the marina. Being so close to the Pays Basque border, sporting life also includes the legendary game of pelote; you can watch a game at the fronton in Hossegor.
Capbreton lives in the shadow of Hossegor but it's the place the locals prefer for eating out and for beaches. It's definitely the more authentic of the two, largely because of its fishing port and daily fish market. In fact, the town thrived in the 19th century as a whaling port and this sea-faring heritage is still very much apparent today.
It also has a charming town centre and market. Capbreton is just more French than Hossegor, if you see what we mean. It remains, admirably, something of a French (and Spanish) secret.
Capbreton sea-front is a bustling place, day and evening. You can walk all the way along the marina and sea-front. The jetty, known locally as l'estacade, offers excellent coastal views.
