Anything to watch out for?
The bedrooms are not especially large. A little bit of traffic noise should be expected - a minor road connecting the two villages of Saubion and Seignosse is just beyond the back garden. The road is not visible and it is only a minor road. Staircase requires a little care with toddlers.
An established surfing resort with a very 'cool' vibe. The resort offers great beaches, good shopping, a lovely lagoon and plenty of activities (surf, golf, tennis, cycling, sailing & more). There's also a wealth of restaurants (neighbouring Capbreton is best for seafood) and oysters are farmed in the lagoon - you can do tastings.

A very attractive and highly individual 150m2 holiday villa.
Highly spacious 70m2 open-plan living area incorporating fully-equipped kitchen, dining area (table for 8) and lounge. This room features direct access to the pool, terrace and gardens.
Within the lounge area is a home cinema featuring a projector screen, Samsung 40" LED TV, Bose surround sound system, DVD player, CD player / iPod / Iphone dock.
The villa has WiFi.
The kitchen is fully-equipped.
There are 2 double bedrooms on the ground floor, one with direct access to the terrace. Both bedrooms share a newly renovated family bathroom which includes: modern roll-top bath, separate shower cubicle, WC and double wash-hand basins.
Next to the front door is a handy separate WC and wash-hand basin.
On the first floor are a further two double bedrooms sharing a small shower room (WC, wash-hand basin and separate shower).
(N.B. Three of the double beds can be converted into singles, thereby giving a more dynamic bedroom configuration).
The overall plot is 1000m2. The gardens include a lawn area with children's swing and a trampoline. The covered terrace provides outside dining for 8 plus a plancha-style BBQ. Quality rattan garden furniture is provided for sitting out by the pool or in the shade.
The pool is attractive and a good size at 11x4.5m. It is heated to 28 degrees and protected by a pool alarm.
At the front of the house, a gravel courtyard provides ample parking. The property is accessed via electric gates.

Situated on the Seignosse side of Saubion village, in a quiet residential cul-de-sac. The house is a 10 minute walk into Saubion village centre with its boulangerie, tabac and restaurant. Some traffic noise is apparent from the Saubion-Seignosse road which lies just beyond the back garden (the road is not visible) but it's a minor route between two villages.
It's very easy to reach the beaches of Seignosse Ocean and Hossegor (10 mins by car). Equally it's only 10 mins to the autoroute junction for days out, north and south. This is a privileged region famed for its superb landscape of pine forests and endless beaches.

Small village just a short drive from the popular resort of Hossegor. The village has a handy boulangerie, tabac and restaurant.
Two larger villages nearby are St Vincent de Tyrosse which has a Course Landaise venue as well as a good selection of shops. Also, St Geours de Maremne which has an excellent swimming pool complex (25m pool, counter-current and wave pool, kids' pool, saunas & hammam).
Hossegor, Capbreton & Seignosse
The local region of Sud Landes is typical Aquitaine - endless stretches of sandy eaches buffeted by the Atlantic ocean, vast pine forests punctuated by the occasional lake and criss-crossed by a network of cycle trails.
Capbreton and Hossegor are neighbouring seaside towns which between them offer an appealing contrast. Hossegor is the more famous, largely through its surfing pedigree. It's a 'feelgood' place offering boutique shopping, great bars and restaurants, world-amous surfing beaches, casino, a lovely golf course and a beautiful lagoon for safe bathing and sailing.
Capbreton lives in the shadow of Hossegor but it's the place the locals prefer for eating out and quieter beaches. It's definitely the more authentic of the two, largely because of its fishing port and daily fish market. In fact, the town thrived in the 19th century as a whaling port and this sea-faring heritage is still very much apparent today. It also boasts a modern marina, a charming town centre and market and remains, admirably, something of a French (and Spanish) secret.
Seignosse comprises three distinct parts: Seignosse Ocean, Golf de Seignosse and Seignosse Bourg. The resort incorporates the fabulous beaches les Estagnots, Bourdaines and le Penon. It's a mostly residential area with a number of holiday homes and apartments. Popular with surfers and families, the beaches are superb. There are seasonal shops, a bit of nightlife and a Water Park. Golf de Seignosse is monster of a course ranked in Continental Europe’s Top 50! Very welcoming clubhouse with a restaurant and bar with fabulous views of the course from the terrace. In the Bourg (village) you will find an excellent tennis centre and useful everyday shops.

Product: Only the lack of air con avoided it being rated Excellent AND the cleaning can always be to a better standard [a mid week cursory clean would also be beneficial]
Product Comment: June 2017: Just by way of an update, aircon has not been installed. It's very expensive to install and run and is rarely needed. Last summer's heatwave was one of those occasions but fans are available for such occasions. A new cleaning team is in place this season. Glad that you liked the property, it's one of our most popular.
Service: The house itself was fine. It was superficially clean when we arrived; all pots needed washing before being used, the fridge and cupboards needed cleaning, the bbq was caked with grease and a colony of ants commuted nightly across the kitchen counter.
There is a large holiday caravan campground just down the road.
The music was very loud late into the evening every night of the first week and more moderate but still loud during week 2. The rear road itself is louder than we had understood based on the property description.

Product Comment: Update from AA June 2017 - there is a new cleaning team in place this season. There is a limited window of time between rentals but if there's ever any issue on arrival, a quick phone call to us will sort it out. We're aware of course of the campsite and road but neither, in our opinion, are a cause for concern and it's not been raised by other guests. Delighted to see the 4* rating as you obviously enjoyed what is a lovely villa.
