Summary

Comprises two three-bedroom houses on a single plot, sharing delightful summer living area/terrace with small pool. The houses are never rented separately. The ‘maison principale’ is approx. 150m2, ‘maison d’amis’ approx. 70-80 m2. Total sleeping capacity is 12-14.

Location:
Situated in a quiet residential street in Pyla-sur-Mer, a sought-after sea-side village approx. 5 kms from the centre of Arcachon. Pyla has a few shops, with a wider selections 1.5 kms up the road in le Moulleau. The house is approx. 100m from the ocean.

Entrance:
Gated entrance with off-road parking for two cars.

Maison principale
The house is designed in the Maison Landaise style and has been totally renovated in 2008.

The entrance lead to a large open-plan living, dining & kitchen area. Large glass doors lead out onto the rear terrace.

The décor throughout is modern, high quality, including dark grey, large slate style tiles, large light fittings in a ‘chandelier’ style, stylish, wicker-style sofas and armchairs with large grey & cream cushions, and a large solid-wood coffee table which faces a sizeable traditional open brick fireplace.

The kitchen area is very modern with all-chrome fittings. Appliances include: cooker, hob, dishwasher, large fridge freezer (American-style), fully-equipped kitchen with juicer, coffee maker, toaster, microwave. There is also a tumble dryer and washing machine in a separate downstairs laundry room.

On either side of the open fireplace doors lead to 2 double bedrooms. They are tastefully decorated with ample storage space with built in wardrobes. Each room has a flat screen television mounted and en-suite bathroom with toilet, sink and shower. Again the theme is grey slate and chrome with very impressive sink units. Both bathrooms are of a good size.

Between the dining and kitchen areas there is a wooden spiral staircase that leads downstairs. To the right of the stairs is a double bedroom, it is not large but practical, but again there is ample storage with built in wardrobes. A short hallway to the left leads to a shower room, a little more basic than those upstairs but again attractive. A WC at this level also houses the washing machine & tumble dryer. The hallway leads on into a small square room with patio doors opening on to a small patio area which attractive plants and flowers built into the steps that lead up to the terrace. This room has a small fold down pine table and a sofa bed two pull-out single beds. There is also a small unit that houses a small round sink and a twin hob.

Terrace:
The rear terrace is decked throughout and connects the two properties, providing a lovely communal area with a relaxing, ‘Moroccan’ feel. There is ample high quality garden furniture, including wicker sofas and loungers and free standing hammocks. There is a smallish swimming/plunge pool (6m x 3m) to the right of the terrace. Surrounding trees provide good privacy from neighbouring properties.

Maison d’Amis
The second property faces the rear of the main property and shares the same terrace. This house is a newly-built but is in keeping with main property. Again you enter through double glass doors. This property is much smaller but very attractive.

As you enter the house you walk into the main living area. To the left is a sofa with two small armchairs, these are situated in front of a winding staircase that leads to the master bedroom. To the right of the room is a small open-plan kitchen with hob, cooker, large fridge freezer and slim line dishwasher.

Behind the kitchen area there is a shower room and toilet with a stylish square sink and a shower with several back jets.

Beyond the bathroom are two good sized double bedrooms with built in wardrobes, each room with a patio door leading onto the rear terrace with a free standing double hammock.

Winding stairs lead from the living area upstairs to the master bedroom. The landing at the top of the stairs has a gallery feel as it is open plan and you look down onto the living area below. There are large novelty star lights that hang from the high ceiling, at the top of the landing there is a large storage cupboard.

The master bedroom is spacious and bright. Mirrored built in wardrobes line either side of the room give lots of storage space. There is an modern, white-tiled en-suite bathroom, containing bath, toilet & bidet.

Overall, Bozkario is a very attractive, spacious, high quality property ideal for an extended family or two families renting together, with lots of communal areas as well as space and privacy.
