Summary

Superb farmhouse renovation ideal for extended groups and families holidaying together. Formerly a derelict Landais farmhouse, the property has been renovated to a high standard. Many original features have been retained whilst the interior style and furnishings are contemporary.

The property is owned by an ex-investment banker from the City who has settled in the Hossegor area of south west France. La Ferme Marqueze comfortably fits into our "Higher Quality" comfort guide). His aim has always been to provide the amenities and equipment which he feels is lacking whenever he goes on holiday with his family (their type of holiday being upper-end self-catering with friends, family, nanny, etc in tow).

Location
Near to the village of Pey, near to the River Adour. Hossegor is 20kms and St Vincent de Tyrosse 10kms is the nearest town of size.

All shopping would have to be done in St. Vincent de Tyrosse - 7 mins by car. However, just across the road from the farmhouse is an artisan boulanger who will make bread & croissants, etc to order - just hand in your order the previous day. This sounds like a real holiday bonus to us!  

Accommodation - ground floor

This is broadly divided into three sections - the 'west-wing', 'east-wing' and main sejour which divided the two wings.

There are 7 large bedrooms. Four have double beds and three have 2 single beds each. Two of those rooms have bunk beds at the moment but they can be dissembled into 2 single beds instead.

The sejour is a vast room and the double-height ceiling adds to the sense of space.

Leading right from the sejour is an additional sitting room with fireplace and a few chairs. From here, the kitchen is newly-fitted with all mod cons and there is a separate laundry room too.

There are three bedrooms in the 'east wing':
> Family room which incorporates two inter-connecting rooms and there's a private shower room
> Further bedroom with private bathroom plus separate WC

On the west-wing you will find the other 3 bedrooms, all of which are very similar in size and style. These are accessed from an inner corridor and all share a large bathroom. One of the bedrooms has direct access to the front courtyard.

Between the two wings there is a Kids room with television and lots of kids' toys, etc. Conveniently, there is SKY TV available with the basic package of 'free-to-air' channels (BBC1 BBC2, ITV, Cbeebies,  ITV2 ITV3 Ch4 Ch5). For the full channel listing, go to Sky TV's website. There are no premium channels (like Sky Sports and Sky Movies) available.

From this Kids room you can walk outside to a covered play area with table tennis.

Accommodation - first floor
From the staircase, there is a mezzanine which will be used for a 'quiet' area for reading. The only other room on the first floor is the vast master bedroom suite. This exceptional room features exposed stonework and beams, hardwood floors, chimney, separate lounge area and a beautfiul king-size bed 200cm. The en-suite includes shower and WC. At 60m2, the master bedroom alone is bigger than many holiday homes!

Outside
> Car port plus ample parking on the large driveway

> Heated swimming pool 10x5m. The depth is 1.5m throughout with steep corner steps

> Grounds of 3500m2 including large front garden suitable for ball games, fruit trees and an old tractor! The grounds are fenced on one side and open on the other side - the grounds give way to open farmland. The border of the grounds is completely fenced off.

> Impressive covered terrace running the length of the west-side of the property. This incorporates a summer kitchen, BBQ and outdoor dining table. We suspect most meals will be enjoyed here!
